Yes — you can choose your completion date. We build the sale backwards from it.

In a normal sale, completion is whenever two chains stop arguing. Here it's the first thing decided: you name the day, from about two weeks to six months away, and everything else is arranged to land on it.

This is the rung most sellers choose — enough room for searches and your solicitor to do their jobs properly, without your life on hold.

These dates are the plan we'd build, not a promise made before we've spoken. Nothing binds either of us until you accept a written offer and contracts are exchanged — from that point the date, and the £500-a-day guarantee behind it, are contractual. The guarantee is capped; full terms with every offer.

Why nobody else sells you the date

An estate agent can't promise a completion date because they don't control the buyer, the buyer's lender, or the three other sales in the chain. An auction gives you a date but not a price — and one in five auction sales still falls through after the hammer. We can promise the date because we're the buyer. There is no chain above us, no mortgage to be approved, and no one else's survey to survive.

That's also why the date has a price. The faster you need it, the more of the work and risk lands on us at once — so around two weeks pays about 65% of market value, and three to six months pays about 82%. Half the people who ask about choosing a date don't want a fast sale at all — they want a certain one, later. Exchanging now with completion set months out means the price is agreed, the date is in the diary, and the house is off your mind: no viewings, no board, no chain to collapse in the meantime. It's how you buy your next place knowing exactly what you have and exactly when you'll have it — and it's our best-paying option, because patience is worth money to us too.

The questions people ask about the date

Can I really pick any date?
Any working day from about two weeks out to six months out. Under two weeks is sometimes possible but we won't promise it on a webpage — it depends on your title and how fast your solicitor can move, and we'll tell you honestly on the phone. Beyond six months, talk to us; it can work for the right situation.
What if I need to move the date after we've agreed it?
Before exchange, freely — the plan just rebuilds around the new date, though a much faster date can change the figure, and we'll show you that before you decide. After exchange the date is contractual for both of us; if a delay is at your end it moves day for day, and the guarantee moves with it.
What happens if you miss my date?
We pay you £500 for every day we're over, from the first day, capped and subject to contract. For scale: the Property Ombudsman's average award for an entire property-sales complaint in 2025 was £616 — this guarantee passes that on day two. It exists because a promise about a date is worthless unless missing it costs the person who made it.
Is the date guaranteed from the first phone call?
No — and be wary of anyone who says otherwise. Nothing in England and Wales binds either side until exchange of contracts; that's the law, not our policy. What we do is get to exchange fast, and from that moment the guarantee is signed, not spoken.
