1The link that broke — and why there’s no comeback

Until exchange, nothing binds a buyer to anything — you both knew it, and around one in four agreed sales collapsed before completion in 2025. There are no consequences for the buyer who walked. The system is fragile; you’re not unlucky.

2You, mid-chain, with a deadline

You’ve probably already cut £15–20k to land the buyer who then walked — and got nothing for it. A price cut buys interest. It doesn’t buy a date. The difference between those two things is exactly what we sell.

3The purchase we’re protecting

We give you a date your vendor will believe. Not “we’ve remarketed and there’s lots of interest” — a written completion date, with our solicitor’s details, in a letter you can forward to their agent the same day. Nobody else in this trade offers that document. We think it’s the single most useful thing we do.

4What replaces the buyer

We buy your house on the date you name, and you don’t have to take yourself off the market to get it: no exclusivity, no tie-in, no fee if a miracle buyer appears next week. Keep the agent, keep the listing, and hold our written offer behind it as the floor.

Can you actually complete before I lose the purchase?
Usually. Our typical purchase completes in 24 days and we’ve done seven. Tell us your exchange deadline on the first call and we’ll tell you honestly whether it’s achievable — before you’ve committed to anything, and in time to try something else if it isn’t.
What do I tell the people I’m buying from?
That you have a cash buyer with a contracted completion date, and here’s the written confirmation. We’ll give you a letter with the agreed date and our solicitor’s details that their agent can verify. It’s the difference between asking them to wait and giving them a reason to.
What does it cost me?
The discount to market value — 65% to 82% depending on the date, shown on the ladder before you give us any details. Against losing the house you’ve spent three years finding, plus the survey, searches and mortgage fees you’ve already sunk, that’s the arithmetic to do. We’ll show you both sides of it in writing.
