Who is responsible for your data

What we collect, and when

Only what you type in. Browsing this site anonymously sends us nothing personal. If you use the offer widget, we receive what you chose to enter: your name, phone number, email, the property’s address and details, your chosen completion timeframe, and anything you tell us about the property’s condition. None of it leaves your browser until you press send with the consent box ticked.

An approximate location. When the page loads we look up the town your internet connection appears to come from (from your IP address, at our hosting provider’s edge — e.g. “Darlington”) to show that we buy in your area. We don’t see or store your precise location, and the IP lookup isn’t linked to your name unless you submit the form.

How you found us. If you arrived from an advert or search, the link may carry campaign tags (utm codes, click IDs). We keep those with your enquiry so we know which advertising actually helps people find us.

Cookies — and the honest version of the banner

The site sets no analytics or advertising cookies until you choose “That’s fine” on the cookie banner. Choose “Essential only” and nothing loads — no Google Analytics, no Meta pixel, nothing — and the site works identically. If you do consent, we use Google Analytics 4 (how pages are used), the Meta pixel (measuring our Facebook/Instagram ads), and — if enabled — Microsoft Clarity (anonymised session replay to fix usability problems). Your choice is remembered in your browser and you can change it by clearing this site’s data.

Who your details are shared with

Your enquiry goes into our customer system (GoHighLevel) so Sophie can call you — that’s the point of sending it. Our website runs on Cloudflare. If you consented to advertising cookies, we also send Meta a hashed (scrambled) version of your email/phone with the enquiry event so our ads find fewer people who don’t need us — Meta cannot read the hash back into your email. We never sell your data, and we don’t share it with other property companies.

How long we keep it, and your rights

Enquiries that don’t become sales are deleted from our CRM within 24 months; completed-sale records are kept for 6 years because tax and anti-money-laundering law requires it. You can ask us at any time to show you what we hold, correct it, or delete it (where law doesn’t require us to keep it) — one call or email is enough, no form needed. If you’re unhappy with how we’ve handled your data, you can complain to the Information Commissioner’s Office — free, and independent of us.
